Rental Application Disclosure


CS Property Management adheres to the Fair Housing Act and does not discriminate against any person on the basis of race, color, sex, religion, disability, national origin or familial status.


Valid current photo documentation (driver’s license, military or state ID, passport or visa) is required in addition to a Social Security number to process the application. Applicants without a Social Security number must submit form I-20 or equivalent documentation. Applicants must be age 18 or older. The application fee is $25 per applicant(s) and/or guarantor(s), and is nonrefundable. This application will not be processed until the $25 fee is paid. Payments can be made by calling our office at 1-855-277-0961 during regular business hours, online through this website or by mailing/dropping off a check to our office at 225 North Washington Street, Bloomington, IN 47408. The application process may take 1-3 business days.

CREDIT CHECK and Background Check

CS Property Management will conduct a credit and background check (see Policy). A rental history from previous landlords is also collected where applicable.

Application Authorization

The statements made here are true and complete. I understand that CS Property Management relies on complete and correct information to determine whether to lease to applicant(s) and making false statements on the application is grounds for rejection or termination of my Lease. I authorize CS Property Management to use this information to obtain any reports concerning me it deems necessary for the purpose of evaluating my application. I understand that such reports may include and are not limited to my credit history, civil and criminal information, arrest records, rental history, employment and financial history, vehicle records, licensing records, and any other information deemed necessary. I authorize CS Property Management to share this information with all other individuals identified as potential joint residents, co-residents, guarantors and sublessees/sublessors.


By allowing Ferguson Law to investigate my background with the Indiana State Police and/or other appropriate agency, I will be waiving and releasing all claims for damages I might sustain arising out of the criminal background check and review. Ferguson Law will also check available online records for the following, including but not limited to, Indiana criminal and civil cases, courts of residence, Federal courts, Indiana prisons, state of residence prisons, Federal sex offender check, Indiana sex offender check, state of residence sex offender check, FBI most wanted, terrorist search, local newspapers, search engine, social media and Accurint. I understand that a successful criminal background investigation is a condition of my residency with CS Property Management. I waive and hereby fully release and discharge Ferguson Law, its respective officers, agents, servants, and employees from any and all claims from damages which I may have or which may accrue to me on account of the results of any aspect of the criminal background investigation. I further agree to indemnify and hold harmless and defend Ferguson Law, its respective officers, agents, servants and employees from any and all claims resulting from damages sustained by me or arising out of, connected with, or in any way associated with, any of the activities of the criminal background investigation and review. Notice and Authorization

CS Property Management will be requesting a background report from Ferguson Law. I understand that any information contained in the background report may be used for decisions related to my potential residency with CS Property Management. I acknowledge that I have read and understand this notice. I consent to and authorize CS Property Management to request a background report from Ferguson Law. If I subsequently enter into a lease agreement with CS Property Management, I understand that this authorization is valid throughout the term of my residency.
